Contentment Place Communities Corporation (CPCC) has adopted rules and policies pertaining to the maintenance, upkeep, storage and restriction of recreation material or other items on CPCC leased property. “Leased property” as defined for the purposes of this policy shall include, the residential unit, all common areas, backyards, porches and parking areas within the complex.
Residents leasing a CPCC unit do not have exclusive use or control of the yards within the development. Therefore, certain safety precautions need to be established to reduce the risk of injury to other residents, their children, their guests, maintenance staff and the community at large.
Residents have a certain responsibility under their lease to conduct themselves in a manner which will not injure or endanger other residents, their guests and the community. In addition, residents should not create any nuisance in or on the leased premises.
Yards:
No equipment or material of any nature, deemed by CPCC to be a nuisance or hazard shall be installed or stored on CPCC property, without the written permission of CPCC. This includes but is not limited to auto parts, tires, fuel of any type, batteries, boxes, barrels, or containers of any type.
Inoperable bikes, toys, motorbikes, unwanted furniture or appliances shall not be stored on CPCC property at any time. The tenant must remove said items from the premises. If a resident has been requested, but fails to remove said item, it will be removed by the CPCC or management agent without further notice and the tenant will be charged for the disposal fee and labor.
Tenants may not install fencing for the purpose of separating front or backyards from another neighbor. Fencing along flowerbeds will be restricted and may not exceed twelve inches in height. Excessive fencing of garden areas will be limited. Lawn ornaments will be restricted.
No trampolines, swing sets, basketball hoops, tree houses, playhouses, tents, storage sheds, swimming pools, swing ropes or skateboard ramps will be allowed on CPCC property.
Only lawn furniture designed for outdoor use will be allowed in the yard areas. Couches, chairs or other furniture designed for indoor use will not be allowed as outdoor lawn furniture. All lawn furniture must be moved by the tenant to allow for mowing during the season, in order to properly maintain the yard.
All outdoor grills must be placed at the back of the unit on solid level ground and must be a minimum of 10 feet from the building. All outdoor grills must be supervised by a responsible adult when in use. Grills are dangerous if used improperly. Please help us keep you and your neighbors safe.
Note: Items not specifically described, identified or included in the above category, shall not be construed as deliberately omitted or allowable. In cases where other items are identified as a hazard and deemed necessary by CPCC to be restricted, CPCC will render a decision on said item.
Condition of Yards:
Tenants must maintain the yards in an acceptable condition. This means that all areas should be free of litter and debris. All bikes, toys etc. should be properly managed and controlled by the head of the household. Play items must be stored properly when not in use.
Since the yards are mowed by CPCC, it is the responsibility of the tenant to remove all litter, debris, toys and other belongings from these areas. If items are found in these areas and obstruct maintenance work and/or mowing of the yards they will be removed and discarded without further notice.
Parking:

CPCC parking areas are restricted to vehicles owned and registered to tenants of the development. This area should not be used as a playground. Residents risk the safety and well-being of their children, guests and other residents if they allow children to play in the roadway or parking area.
A parent, guardian or an adult should supervise children at all times. No basketball hoops, ball playing or bike riding is allowed in the roads or parking areas. Bike riding will be allowed on the sidewalks only. CPCC assumes no liability for the endangerment of children who are allowed to play unsupervised or who are playing in restricted areas on CPCC property.

All vehicles must be properly parked. No campers, boats, or trailers of any type are allowed to be parked on CPCC property. Vehicles are strictly prohibited from parking on lawns in the front or back yards and will be towed from the premises at the tenant’s expense.
Residents are strictly prohibited from washing vehicles on CPCC property.
Residents must register their vehicle with CPCC and attach the parking sticker assigned onto the vehicle. It is the resident’s responsibility to report information pertaining to the household vehicle, its description, license plate number, owner, etc. to CPCC on the form provided, and to immediately report all changes.
No unregistered, or inoperable vehicle may be stored on CPCC property for more than 24 hours. If not removed per CPCC’s request, it will be towed from the premises at the owner’s expense.
Any vehicle found to obstruct another tenant without their expressed permission or obstruct the removal of rubbish will be towed from the premises at the owner’s expense.
Any vehicle found to obstruct snow removal by either the Town of Dedham or CPCC will be towed at the owner’s expense.
Tenants are strictly prohibited from causing any damage or making any attachment to the exterior of the building. This includes painting, attaching signs, ropes, wirings, cable, removing or damaging the siding or shingles. All attachments will be removed by CPCC without notice and repairs to damaged areas will be charged to the resident.
Failure to comply with this policy could result in eviction.
